What to expect at your appointment

The number one reason heating and air conditioning systems fail is improper maintenance. Your comfort system needs to be maintained regularly to ensure it is operating at its maximum capacity. Improper maintenance can lead to costly system failure. Without proper cleaning and tuning, a furnace can lose up to 16% of its efficiency and air conditioners can lose up to 30% efficiency.

Our highly trained technicians will inspect the following components of your system:

 

Spring/ Summer Inspection

  • CONDENSER COIL- Cleaned and inspected.
  • EVAPORATOR COIL- will be inspected by temperature drop. (Can be cleaned at extra charge)
  • REFRIGERANT CHARGE- checked by super-heat/ subcooling method.
  • BELTS AND PULLEYS- will be inspected and adjusted as required.
  • LUBRICATION- of motors and bearings.
  • THERMOSTAT- will be checked.
  • CONTROLS AND SAFETIES- will be inspected and tested.
  • MOTORS- will be inspected.
  • CAPACITORS- will be tested.
  • CONDENSATE DRAIN- will be checked to assure it is free from obstruction.
  • CRANKCASE HEATER- will be checked.
  • RELAYS AND CONTACTORS- will be inspected.
  • UNIT DISCONNECT- will be inspected and loose connections tightened.
  • UNIT WIRING- will be inspected and loose connections tightened.
  • BLOWER WHEELS- will be inspected. (Cleaning if required will be an additional charge).
  • AIR FILTER- can be replaced for an additional charge.

Fall/ Winter Inspection

  • HEAT EXCHANGER- will be inspected for dangerous cracks and deterioration.
  • BURNERS- will be cleaned and inspected.
  • HOT SURFACE IGNITORS, PILOTS, AND THERMOCOUPLES- will be inspected.
  • FAN SWITCH- will be inspected and adjusted if needed.
  • SAFETY CONTROLS- will be inspected
  • BLOWER WHEEL- will be inspected.
  • BLOWER MOTOR- will be inspected and lubricated as required.
  • COMBUSTION AIR- openings will be inspected.
  • FLUE PIPE- will be inspected.
  • THERMOSTAT- will be checked.
  • AUXILIARY HEAT STRIPS (FOR ELECTRIC FURNACES)- will be inspected.
  • CONTROLS (FOR ELECTRIC FURNACES)- will be inspected.
  • WIRING (FOR ELECTRIC FURNACES)- will be inspected.
  • DEFROST TIMER (FOR HEAT PUMPS)- will be inspected.
  • REVERSING VALVE (FOR HEAT PUMPS)- will be inspected.
  • AIR FILTER (FOR HEAT PUMPS)- can be replaced for an additional charge.
    Boiler heating: Will inspect the following components of your system:
  • BURNERS- Clean and inspect
  • OIL MOTORS
  • LEAK DETECTION- Check for leaks throughout unit.
  • RADIATORS- Bleed and inspect for leaks ( if needed)
  • WATER FLOW- Check throughout system
  • TEMPERATURES-  Check operating temperatures of water
  • PRESSURES- Check operating pressures
